Walk into a first meeting with the prospect’s market already in hand: comp set, parity and rate plans.
What a market charges, by room type, across a whole year, before you commit to a scheme.
Real rate data as an input to your own product or research.
An independent view of what the operator is charging, and the market around it.
Forward-looking rate evidence for the asset and its competitors.
Show an owner their market before you have any access to it.
What a city or region charges across a season.
How it works
Add each property, pick a currency and stay length.
One credit per property. Every rate for the next 365 days, captured in minutes.
Select the data you want, preview, export.
6 free credits on sign-up. Try it on six properties first.
What’s in the report
Every room, every rate plan, every date, and the things around the price that make a difference.
One row per room and rate plan, for every check-in date across 365 days. Sold-out days stay in as a row with no rate.
When a partner offer undercuts a property’s own rate.
Which rates carried a sale badge that day, so a discount is never mistaken for a standard rate.
How many rooms were left when the listing warned of limited availability.
Breakfast, free cancellation and non-flexible, as flags on every rate.
The cheapest rate each day, and the cheapest the property itself sells, ignoring partner offers.
Whether a discounted members-only rate is on offer.

Questions
Every rate shown on the property’s listing for every check-in date across the next 365 days, one row per room and rate plan: property, check-in date, availability, room, occupancy and price always, then optional columns for rate plan flags, sale badges, rooms left, cheapest-rate markers, parity issues and member pricing. Rate Capture, in Beacon Pro, lets you tick the optional groups on or off.
Live at the moment the report runs. Rate Capture, in Beacon Pro, reads the rates a guest is shown on the listing right then and stamps the run with its date and time. To see how a market has moved, clone the report later and run it again, and both snapshots stay in your account for comparison.
365 days from the day it runs, for every check-in date, at the stay length you choose from 1 to 7 nights. Rate Capture, in Beacon Pro, checks every date in that window on every run, so next summer is in the file today, not only the next few weeks.
A CSV with the columns you choose, which opens directly in Excel, Google Sheets, Power BI, Python or R. Nothing is summarised or sampled. A 7-property, 1-night report from Rate Capture, in Beacon Pro, is about 30,000 rows, roughly 13 rates per property per day, one row per room and rate plan shown.
Yes. Every run is a dated, unchangeable snapshot kept in your account. To capture the same list again, clone the report and run it, which costs credits again. Holding two or more snapshots side by side in Beacon Pro shows how a market moved between them, date by date and property by property.
Three optional columns. Partner offer marks a third-party rate listed for the same room, Parity issue marks that it undercut the property’s own rate, and Undercut by gives the amount. Rate Capture, in Beacon Pro, records these for every rate on every date, so a parity audit is a filter on the file rather than a separate product.
Any accommodation with a public listing on the world’s largest online booking site: hotels, aparthotels, serviced apartments, hostels and guest houses. In Beacon Pro you add a property by pasting its listing URL. Typical reports hold 5 to 10 properties, and a report can be any list you like, in any market.
You choose one currency per report and every rate in it is returned in that currency. Beacon Pro supports over 50, including GBP, EUR, USD, AUD, CAD, CHF, JPY, AED, SGD, HKD, INR, ZAR and the main European, Middle Eastern, Asian and Latin American currencies. Credits themselves are bought in GBP.
1 credit checks one property in one report run, and a credit costs £1. Every new Beacon Pro account gets 6 free credits, enough to try it on a comp set before you spend anything. After that a report costs £1 per property, so a 10-property study is £10 and returns a year of rates for every property on the list. No card, no subscription. Credits are bought in any amount from 10.
Yes. A Beacon Pro account belongs to a business, and you can invite colleagues as Owner, Admin or Member. Credits sit on the business account and are shared by everyone in it, and every user’s reports are kept in one place, so a colleague can clone a report someone else built and run it again.
No. Beacon Pro is for consultants, developers, investors, vendors and anyone else who needs a year of rates for a list of properties, rather than for the properties themselves. You don’t connect a property or need anyone’s permission. Hotels that want to watch their own market continuously use Beacon, the core platform.
An STR report is historical and aggregated. It is built from performance figures that participating hotels submit, averaged across a comp set of at least four properties, and delivered as one blended rate for each month. Rate Capture is the opposite: the actual public prices for each named property, by room and rate plan, for the next 365 days, in a file within minutes. Most studies want both. STR tells you how the market performed. Rate Capture tells you how each property is pricing now.
A rate shopper is built for a hotel watching its own market: a subscription tied to that hotel and a fixed set of competitors, often showing the lowest rate that matches a filter. Rate Capture is for the other side of the table. Any list of properties, every room and rate plan, no subscription and no need to be the hotel. If you run a hotel and want to watch your market every day, Rate Radar is the tool for that.
